Pre-Acquisition Survey

Buying a commercial property can be an expensive risk, here at Cardea Property Consultancy we are here to help remove some of that risk helping identify whether your potential investment is safe. Our team of technical experts can provide you with a detailed pre-acquisition survey, giving you a report of the building’s condition and performance, before you make a commitment. The report will provide you with all the facts you need to know about the buildings structure and fabric, environmental and energy issues, mechanical and electrical installations giving peace of mind.

Building Inspection

We offer a building inspection report service for commercial properties. This report will include details on the physical condition of the building following an inspection of the property where we will look top to bottom and inside and out. Advice will also be given on how to correct defects along with cost estimations. A building inspection is a great way to help identify defects - that you may not know about.

Party Wall Survey

Party wall procedures can be complicated matters. At Cardea Property Consultancy we are fully qualified specialist Party Wall Surveyors with years of experience producing Schedule of Condition reports and legally serving Party Wall Agreements and Notices. Planned Preventative 

An ounce of prevention is worth a pound of cure. By allowing Cardea Property Consultancy to provide you with their planned preventative maintenance service it will allow you to monitor and control costs and budgets for your portfolio over a determined time frame and optimise its value. Our maintenance schedules provide flexibility and we work with you to adapt and tailor to your requirements. It is our aim to produce feasible solutions to your maintenance issues in order to maintain and enhance the property assets. We will help you identify cost strategies to maintain your building assets, plant, equipment and facilities. These include detecting potential incidents and failures before they happen – and before the repairs spiral out of control.

Dilapidations

A Dilapidations survey is a highly detailed survey and report into the current condition of a building, from the physical structure and systems to issues involving furnishings and general wear and tear. They are generally undertaken during a Lease Term or towards the end of a tenancy. Whether our client is the Landlord or Tenant, we recommend that dilapidations are considered well in advance of Lease end, to ensure the most favourable outcome on both sides.  For Landlords, it is very useful to know the condition of the building before the end of the Lease and ensure the Tenant has been fully notified of the works required.  Some Landlords prefer the works to be implemented and by notifying the Tenant early, the works can then be monitored to ensure defects are not hidden and the quality of work is adequate.  Other Landlords may prefer a cash settlement and by raising dilapidations early there is the option of negotiating an agreement with the Tenant.
