Level 2 Home Buyer surveys are typically undertaken on a conventional house, flat or bungalow, built from common building materials and is in reasonable condition. Level 3 Home Buyer surveys are more in-depth and usually required for older properties.

  • The cost of a Home Buyer Survey can vary depending on a few factors, so it's best to get a quote directly from us. However, the price typically reflects the level of detail involved, and there are options to suit different budgets and property types.

  • RICS chartered surveyors provide clear, precise and knowledgable advice, giving you the confidence to make informed decisions and avoid any unwelcome surprises.

  • A mortgage valuation and a home survey are used for two different purposes. 

     

    A mortgage valuation is carried out by your mortgage lender to make sure that the property you're purchasing is worth the amount you're going to pay for it. While it's important to have one carried out, it shouldn't replace a home survey. 

     

    A home survey is a more in-depth report organised by you, the buyer.  A home survey identifies potential issues with the structure, electrics, plumbing and much more, giving you valuable insights to negotiate the price or budget for repairs once you've moved in.

  • As a property purchaser, you have no legal right of access to the property prior to Completion . However, in order to arrange early access to  complete a Home Buyer Survey, Cardea Property Consultancy will organise a date and time directly with the properties estate agents and/or solicitors, so you don't have to.

  • Level 2 Home Buyer Surveys typically take less time than a full structural Level 3 Home Buyer Survey. The amount of time can vary dependant on each property, so we recommend contacting us directly to talk through you' property and how long it will take to conduct a survey and share a report.
