A mortgage valuation and a home survey are used for two different purposes.
A mortgage valuation is carried out by your mortgage lender to make sure that the property you're purchasing is worth the amount you're going to pay for it. While it's important to have one carried out, it shouldn't replace a home survey.
A home survey is a more in-depth report organised by you, the buyer. A home survey identifies potential issues with the structure, electrics, plumbing and much more, giving you valuable insights to negotiate the price or budget for repairs once you've moved in.
As a property purchaser, you have no legal right of access to the property prior to Completion . However, in order to arrange early access to complete a Home Buyer Survey, Cardea Property Consultancy will organise a date and time directly with the properties estate agents and/or solicitors, so you don't have to.
Level 2 Home Buyer Surveys typically take less time than a full structural Level 3 Home Buyer Survey. The amount of time can vary dependant on each property, so we recommend contacting us directly to talk through you' property and how long it will take to conduct a survey and share a report.
