Cardea Property Consultancy was instructed to undertake an RICS Level – Homebuyers Report of a traditional 1900s mid-terraced property on behalf of a private purchaser.
Properties of this age typically incorporate solid wall construction and traditional timber roof structures, which can be susceptible to movement and deterioration over time. A detailed inspection is therefore essential to identify any hidden defects prior to purchase.
What we discovered
During our inspection, a number of significant defects were identified within the roof space, including:
Large fractures to the party wall, indicating potential structural movement
Snapped and damaged vertical timber supports within the roof structure, affecting overall stability
These defects are considered material and require further investigation by a suitably qualified structural engineer, along with remedial works to ensure the structural integrity of the roof is maintained.
