The instruction
We were recently appointed to undertake a Schedule of Condition for a large industrial warehouse hangar extending to approximately 20,600 sq ft, prior to the commencement of a new commercial lease.
The building comprised a large steel frame structure with profiled metal roof coverings and cladding elevations.
What we discovered
The inspection identified a number of existing defects which were carefully recorded within the Schedule of Condition, including:
Corrosion to sections of the metal roof sheets and external cladding
Missing and damaged roof sheets
Damaged rainwater goods
Damaged windows to sections of the building

All defects were documented with detailed photographs and written descriptions, creating a clear record of the building’s condition at lease commencement.
By capturing these defects in the Schedule of Condition, the tenant is protected from responsibility for pre-existing deterioration, significantly reducing the risk of future dilapidations liability at the end of the lease term.
