The instruction

We were instructed to undertake a Pre-Acquisition Building Survey of a historic office building dating from the 16th century, located adjacent to a Grade II listed waterwheel in Belbroughton, Worcestershire.

Buildings of this age often contain a variety of historic construction methods and require careful inspection to identify potential defects and future maintenance liabilities.

What we discovered

The survey identified several areas requiring attention, including:

  • Slipped and damaged roof tiles, increasing the risk of water ingress

  • Blocked and defective rainwater goods, preventing effective drainage of the roof

  • Evidence suggesting a potential pest issue within the roof space, which could impact the roof structure and insulation

The Cardea solution

We provided the client with clear advice on the condition of the building and recommended remedial works, enabling them to fully understand the likely maintenance requirements associated with the property before proceeding with the acquisition.
