The instruction
We were instructed to undertake a Pre-Acquisition Building Survey of a historic office building dating from the 16th century, located adjacent to a Grade II listed waterwheel in Belbroughton, Worcestershire.
Buildings of this age often contain a variety of historic construction methods and require careful inspection to identify potential defects and future maintenance liabilities.
What we discovered
The survey identified several areas requiring attention, including:
Slipped and damaged roof tiles, increasing the risk of water ingress
Blocked and defective rainwater goods, preventing effective drainage of the roof
Evidence suggesting a potential pest issue within the roof space, which could impact the roof structure and insulation
