The instruction
We were instructed to undertake a Pre-Acquisition Building Survey of a modern warehouse unit extending to approximately 3,700 sq ft, located on an established industrial estate in Redditch.
Whilst relatively modern, industrial buildings can still present defects and maintenance issues that may not be immediately apparent, particularly where ongoing upkeep has been limited or where elements are beginning to age.
What we discovered
The survey identified a number of maintenance items and minor defects typical for a building of this type, including:
Wear and deterioration to external elements, including rainwater goods
General internal wear and tear to finishes and floor surfaces consistent with previous use
Minor serviceability issues requiring attention to ensure the building operates effectively

We provided the client with clear, practical advice on the condition of the property, highlighting both immediate maintenance requirements and future considerations.
This enabled the client to fully understand the building’s condition, factor in potential costs and proceed with their purchase with confidence.
