The instruction
We were instructed to prepare a Schedule of Condition prior to our client entering into a commercial lease for a warehouse and office unit in Redditch. By formally recording these defects within the Schedule of Condition, our client is protected from liability for these pre-existing issues.
The property comprised a steel portal frame warehouse with profiled metal cladding elevations and integral office accommodation.
What we discovered
During the inspection, a number of existing defects and areas of wear were identified and recorded, including:
Redundant fixing holes and areas of impact damage to the external metal cladding
Fracturing to sections of the warehouse concrete floor surface
Areas of staining and wear to internal decorative finishes

These items were carefully documented with photographic evidence and written descriptions to provide an accurate record of the building’s condition at the start of the lease.
At lease expiry, the tenant will only be required to return the property in no better condition than that documented, helping to mitigate the risk of a future dilapidations claim.
